Replacing windows in a HOS flat

What Home Ownership Scheme owners need to know before replacing windows.

Who is responsible

Once you own a HOS flat, maintaining and replacing the windows inside it is generally your responsibility; common parts are handled by the owners' corporation or management company.

Inspection and rules

HOS blocks aged ten years or more may also be served Mandatory Window Inspection notices. Replacing windows is usually minor works and must be done by a suitably registered contractor.

Before work starts

  1. Contact the estate management office about renovation applications, working hours and appearance requirements.

  2. Many flats share the same layout; the office or neighbours may know the original window type and sizes.

  3. Ask for written quotes that list the profile series, glass type and hardware.
